| Block Management
Our basic block management service comprises:
- Issue notices for ground rent and service charges due from leaseholders.
- Instruct with client’s consent and assist solicitors in collection of unpaid rents and charges
- Pay for general maintenance out of rents or other Client funds provided for the purpose
- Produce annual spending estimates to calculate service charges and reserves, administer the funds and provide information to accountants or auditors
- Administer building and other insurances
- Manage regular maintenance contracts
- Arrange periodic health and safety checks
- Inspect property to check condition and deal with minor repairs to buildings, plant, fixtures and fittings
- Deal reasonably with enquiries from leaseholders
- Keep records
- Keep clients informed of relevant changes in legal requirements
- Advise on day to day management policy
