Block Management

Our basic block management service comprises:

  • Issue notices for ground rent and service charges due from leaseholders.
  • Instruct with client’s consent and assist solicitors in collection of unpaid rents and charges
  • Pay for general maintenance out of rents or other Client funds provided for the purpose
  • Produce annual spending estimates to calculate service charges and reserves, administer the funds and provide information to accountants or auditors
  • Administer building and other insurances
  • Manage regular maintenance contracts
  • Arrange periodic health and safety checks
  • Inspect property to check condition and deal with minor repairs to buildings, plant, fixtures and fittings
  • Deal reasonably with enquiries from leaseholders
  • Keep records
  • Keep clients informed of relevant changes in legal requirements
  • Advise on day to day management policy
